On the Market Pacific Heights:
Live Near Billionaires for Only $4,500,000

by Philip Ferrato
We’ve always wondered about this stolid bit of stucco at 2999 Pacific Avenue (at Baker) just a block from Billionaires Row, looking not unlike a 19th Century town hall in provincial France, and one where the occupants seem to have agreed that white sheer curtains on the all the windows were comme il faut.

The six-unit building went up in 1931 and is severely, if expensively detailed, with a brick base and a slate mansard wrapping the top floor. Possibly three of the units are duplexes, and #4 is the largest, with ten rooms- 4 bedrooms, 4.5 baths and a private 3-car garage, asking $4,500,000. HOA dues of $1212 a month. Three fireplaces. There’s an elevator from the garage to both floors. No doorman, no bay view, no outdoor space, but high ceilings and huge rooms plus a very sweet curving staircase with a window make this feel like a private house. Two bedrooms on the main floor and two on the second breaks things up nicely, and upstairs there’s a second living room. So yes, huge.
On the market since last Friday, #4 last sold in 2005 for $4,350,000.
